General Terms & Conditions
Our room price is based on two people sharing a double room per night & includes breakfast. No more than two people can stay in each room. Rooms are available for single occupancy with a deduction, but a minimum price of £80 which is based on our Mountain View room. We are sorry but we do not normally offer single occupancy discounts to our rooms in peak season, weekends, bank holidays or special events.
Our check-in times are between 4pm and 8pmWe would be very grateful if you could provide us with an estimated arrival time within this period. text or whats app number is: 07974 328 437 We are also happy to offer check-in from 10am to 12 noon, subject to the room being available, but please call or email us to inquire first before your arrival date. Once you have checked in you will be able to come and go as you like with your own access keys.
We ask guests to check out of their rooms by 10:30am. We may be able to allow a later check out time depending on room bookings on the day. Please check with us as at time of booking.
We regret that we do not accept children under the age of 16. As we do not have family rooms and we are an adult only accommodation.
We operate a strict no-smoking policy throughout the building (this also applies to electronic cigarettes). Smoking is permitted outside where ashtrays are provided. It is against the law to smoke in a building. Out of fairness to the next guest and to maintain our integrity as a clean and non-smoking establishment, please do not smoke in your bedroom. If we deem there to be a smell of smoke after your departure which disrupts or affects future bookings, we will make a charge to compensate us for this. We would charge a minimum of an amount equal to a further night’s stay plus the cost of cleaning the room.
We reserve the right to charge for the replacement, cleaning or repair of any item(s) belonging to The House or the fabric of the house itself, damaged either willfully or because reasonable precautions have not been taken. In this event, your card will be charged without prior consent being required for the costs incurred you will be notified by email.
Lost Keys: On check-in, you will be issued with a room key and a front door fob. It is your responsibility to ensure the safety of your keys and key ring at all times and return them at the end of your stay on check out. Failure to do so will be subject to a minimum lost key charge of £100. as we need to change 8 keys and the house front door lock, (that is a high level security lock).
We have private car parking spaces for guests arriving by car. We cannot accept liability for any damage or theft to vehicles whilst parked within our car park and parking is subject to availability.
Guests are not allowed to consume their own beverages, alcoholic or otherwise in the public areas (dining area/lounge and Garden) of the house or grounds due to our licensing restrictions.
Your breakfast is included in your room rate. We ask our guest not to consume any others food apart from ours in the bedrooms or communal areas of The house. Any takeaway food consumed in our bedrooms will be charged a cleaning fee to cover stains and lingering odors. We are happy to cater for dinner for you. Please contact us to discuss your requirements at the time of booking.
Although great animal lovers ourselves we can’t allow pets as sadly allergies are a problem these days. We do have our own dog but he is not given access to any part of the building that guests use.

If you Cancel:
From the time of booking to 7 days before the arrival date: we will charge a cancelation fee of £50 per room
Seven days or less to your arrival date: 7 day or less before arrival date, guests will be charged 50% of the total booking cost.
Two days before arrival date or no show: Guests will be charged 100% of the total booking cost.
If the cancellation fee is more than the deposit charged at time of booking the balance will be charged to the credit or debit card that the deposit was given at the time of booking.
If your stay with us is reduced: After you check-in with us, If for any reason your stay is cut short or you reduce the number of nights, rooms, people or monetary value of the total booking, full payment will be required for the remainder period of your booking and any cancellation charges will be charged to the card you used to book.
For special events in the area: we will charge 50% of the full booking cost at time of booking and require the balance of the booking seven days before arrival, but we will advise you of this by email at time of booking.
All deposits are non refundable at are charged at time of booking and the balance of your will can be paid at check out unless you cancel your booking, where the above cancelation fee will be charge to your card at time of your cancelation.
Circumstances Beyond Our Control (if we need to cancel): We cannot accept responsibility for unforeseen circumstances beyond our control. These include (but are not limited to) adverse weather conditions, viruses or other public health issues, fire, riot, war, terrorist activity (or threat of such activity), industrial dispute, natural disaster, or injuries and death of an individual(s) through accidental circumstances unconnected with us.
By making a booking you are accepting responsibility for any damage or loss caused by yourself or a member of your party. Full payment for any such damage or loss must be paid to the provider upon demand. If you fail to do so, you will be responsible for meeting any claims subsequently made (together with our own and the other party’s full legal costs) as a result of your actions.
In common with all accommodation providers, we strongly recommend that guests take out holiday insurance just in case you are forced to change your plans.
