General Terms & Conditions

Prices

Our room prices are based on two people sharing a double en-suite room per night and includes breakfast. Guests may choose from our extensive breakfast menu. No more than two people can stay in each room.

All rooms are available for single occupancy with a deduction of £10 per night, but a minimum price of £75.  We are sorry but we do not normally offer single occupancy discounts to our rooms on bank holidays or special events.  

Our terms & Conditions

Check-in: You may check in between 3:pm and 8:pm however we would be very grateful if guests could provide us with a time window when you think you will be with us so we do not make any arrangements during your arrival window. We are also happy to offer check in from 10am to 12 noon, subject to the room being available, but please call or email us to esquire first (the charge is £15 per room for early check in).  We request guests to allow travel delays into their arrival schedule to get to us before 8pm.  Once guests have checked in you may come and go as you like with your own access keys. Please would you also keep us informed by phone text or email if your arrival time is likely to change.

 

Checkout:

We ask guests to check out of their rooms by 10:30am please as a small business we do not employ lots of staff and we have to get the house ready for the next guests arrival. Believe us, it’s a lot more involved than you may think!   If we can allow a later check out time, we charge an additional £20 per hour or part hour per room, or part hour to cover out extra cost.  Please check with us as before booking.

 

Children:

We regret that we do not accept children under the age of 15. As we do not have family rooms, children will require their own room and prices will be charged at our normal rates.

 

En-suite:

Each en-suite is different, but both include a 1.2m walk in shower.

 

Smoking:

We operate a strict no-smoking policy throughout the building (this also applies to electronic cigarettes). . Smoking is permitted outside where ashtrays are provided.  It is against the law to smoke in a building. Out of fairness to the next guest and to maintain our integrity as a clean and non-smoking establishment, please do not smoke in your bedroom. If we deem there to be a smell of smoke after your departure which disrupts or affects future bookings, we will make a charge to compensate us for this. It is usual for us to charge a minimum of an amount equal to a further night’s stay plus the cost of cleaning the room.

 

Damage:

We reserve the right to charge for the replacement, cleaning or repair of any item(s) belonging to The House or the fabric of the house itself, damaged either wilfully or because reasonable precautions have not been taken. In this event your card will charged without prior consent being required for the costs incurred

 

Lost Keys:

On check in, you will be issued with a room key and a front door key.  It is your responsibility to ensure safety of your keys and key ring at all times and return them at the end of your stay on check out. Failure to do so will be subject to a minimum lost key charge of £50. to cover the cost of changing the high security lock & additional  keys.

 

Parking:

We have private car parking spaces on our drive for guests arriving by car. We cannot accept liability for any damage or theft to vehicles whilst parked within our car park and space is on a first come basis & you may have to communicate to the other room to ensure both rooms are free to come and go from the parking area.

 

Alcohol:

We have our own alcohol licence. Guests are not allowed to consume their own beverages, alcoholic or otherwise in the public areas of the house or grounds due to our licensing restrictions.

 

Food:

We have a menu available that can be viewed on our web site  We ask our guest not to consume any others food apart from ours in the bedrooms or communal areas of The House. Any takaway food consumed in our bedrooms will be charged to cover stains and lingering odours.

 

Pets:

Although great animal lovers ourselves we can’t allow pets as sadly allergies are a problem these days. We do have our own dog but she is not given access to any part of the building that guests use.

 

Deposit:

At the time of booking we will follow up with a phone call to you for a card to take 25% of your total booking cost.

You can then settle the full booking amount at check out. Please note this must be in cash OR Bank transfer "before" check out.

If you Cancel:

From the time of booking to 14 days before the arrival date: we will charge a (NON REFUNDABLE  DEPOSIT ) cancelation charge of  £40 per room booked of the Cancellation, 14 days or less to your arrival date:  guests will be charged 100% of the total booking cost.

The £40  per room  deposit will charged at the time of booking.

The balance of your booking cost must be paid by cash at time of check out

 

If  you to cancel within the 14  days before your arrival  and  the cancellation fee is more than the deposit charged  at time of booking the balance will be charged to the credit or debit card that the deposit was given at the time of booking.

If your stay with us is reduced:  After you check-in with us, If for any reason your stay is cut short or you reduce the number of nights, rooms, people or monetary value of the total booking, full payment will be required for the remainder period of your booking and any cancellation charges will be charged to the card you used to book.

For special events in the area: we will charge 50% of the full booking cost at time of booking and require the balance of the booking 14 days before arrival, but we will advise you of this by email at time of booking.

All deposits are non refundable and charged at time of booking.

The balance of your booking must be paid in CASH at check out.

Circumstances Beyond Our Control:

We cannot accept responsibility for unforeseen circumstances beyond our control. These include (but are not limited to) adverse weather conditions, fire, riot, war, terrorist activity (or threat of such activity), industrial dispute, natural disaster, or injuries and death of an individual(s) through accidental circumstances unconnected with us. Covid or similar viruses are also included in this.

Damage:

By making a booking you are accepting responsibility for any damage or loss caused by yourself or a member of your party. Full payment for any such damage or loss must be paid to the provider upon demand. If you fail to do so, you will be responsible for meeting any claims subsequently made (together with our own and the other party’s full legal costs) as a result of your actions.

Insurance:

In common with all accommodation providers we strongly recommend that guests take out holiday insurance just in case you are forced to change your plans.

Payment at check out:  

We only take cash at time of check out   (we do not take cheques or card at this point)  

Payment by bac's / online Payment:  

We are happy to take the deposit or the full booking amount online payment with no charges to yourself – please ask for details.

Or its only cash at time of check out for any balances.
